Planning Commission Public Hearing to Consider Amendments to the Hartford Zoning Regulations

The Hartford Planning Commission is proposing amendments to the Hartford Zoning Regulations:

  1. New Quechee Commercial Residential Zoning District (QCR): to add residential and mixed-uses to the area currently zoned as Highway/Commercial (HC) on Route 4 near the intersection of Route 4 & Waterman Hill Road as well as the west side of Cross Street and West Gilson Avenue.  The proposal also would change the designation to "Quechee Commercial/Residential (QCR)."  The proposed QCR zoning district would make single-unit dwellings and two-unit dwellings permitted uses and multi-unit dwellings and mixed-use (residential and commercial development) conditional uses.  Other proposed changes include moving some permitted uses to the conditional use side or eliminating the use all together.
  2. New Highway Commercial Residential Zoning District (HCR): to add residential and mixed-uses to the area currently zoned as Industrial/Commercial (IC) on the east side of Route 5 by the junction of Route 4 & Route 5 that includes the following addresses: 568, 608, 672, 688, 720 and 768 N. Main Street (Route 5).  The proposal also would change the designation to Highway Commercial/Residential (HCR). The proposed HCR zoning district would make single-unit dwellings and two-unit dwellings permitted uses and multi-unit dwellings and mixed-use (residential and commercial development) conditional uses.  Other proposed changes include moving some permitted uses to the conditional use side or eliminating the use all together.
